Rich give the right advice to get the home ready to sell, priced it just right and it sold in a difficult market in 6 days with multiple offers for more than asking. Nothing less than an incredible experience. With my second home, Rich was my buyers agent in a home in the Lake Jeanette area in what is currently a "sellers market". Negotiations were difficult at best but with his advice I was happy with the sales price and actually came out of the transaction with equity as the appraisal came in higher than asking. So great. "From the very beginning, my husband and I knew that we’d struck gold when our daughter matched us up with realtors Rich (& Amy) Manzi. Our search for a home in NC began during our week-long visit with our daughter and her family in McLeansville at the time of the Christmas/New Year holiday. On very short notice Rich and his partner/wife Amy devoted a substantial amount of their time to help us “binge search” in the area so that we could get a good idea of what Greensboro and its surrounds had to offer. They were both knowledgeable and fun to be around and we thoroughly enjoyed the first leg of our hunt. During those few days, we found and fell in love with a home that was nearly perfect for us but that was sadly rather overpriced. Thankfully Rich’s expertise helped us determine that the pricing while high was not egregiously high, so we decided to keep this “in our sights.” Once my husband and I returned home to NJ, Rich and Amy continued to work for us long distance. Both gave generously of their time on the phone, sharing important information about homes on their website and offering us solid advice about Greensboro, and homes/home buying in general. During the Presidents’ holiday break in February, I was able to return to NC and view some homes whose listings had been sent to me by Amy and a few others whose listings I’d come upon myself. Rich’s experience in building/construction enabled him to steer me towards properties that were nicely designed, well-built and properly functional, and away from properties that might spell “trouble”. Additionally, Rich’s knowledge of construction costs persuaded us to avoid a few “fixer uppers” that had caught our eye When all was said and done, my husband and I decided to buy the overpriced house after all because its combination of features, basement, and location was not easy to find in other properties. During my second viewing of the home, Rich made several astute observations of items that would need repair. These observations were echoed by our home inspector during due diligence. Due to the already unduly high cost of the home, we wanted to let the sellers know that we “expected” that all major repairs would be done at their expense before we took possession. At our request, Rich and Amy worked diligently to write up a contract offer that, without stating our expectations outright, would make them quite clear. Fortunately, the sellers read between the lines and agreed to our terms. All seemed great until the walk through on the day before closing during which Rich’s careful observation uncovered a potentially serious undisclosed problem that the home inspector would not have had an opportunity to detect during the winter months. Rich’s “good eye” and Amy’s incredible bargaining efforts on our behalf, resulted in an agreement by the sellers to pay for any excess costs over and above what our home warranty would cover. Their efforts saved us over $500. Over and above the service that Amy and Rich provided, we were also impressed by the fact that all professionals hired by the Manzis on our behalf were top notch, from the inspectors to the lawyers who handled the closing. Each one delivered their services in a timely professional manner at a reasonable cost. The Manzis were also helpful in supplying us with recommended service providers for cleaning and other services and provided us with an online “planner” that helped us establish ongoing services to our home. Working with the Manzis was quite reassuring on a professional level since they always seemed to be willing to go above and beyond the call of duty to provide us with excellent service during the entire house hunting/purchasing experience, but I am happy to add that in addition to being consummate professionals, they are also kind and LOVELY people with whom we enjoyed spending our time! We feel blessed to have had them working on our behalf and we recommend them without reservation."

Know's the closing process by rote, always makes sure all the t's are crossed and the I's are dotted.
